Sharjah has a higher proportion of large family villas than Dubai, often with a separate guest wing and a majlis. A significant share of our work here is a sauna and steam room pair placed in the guest wing so visitors use it without passing through family space. We also get asked more often here than anywhere else for two separate rooms rather than one shared facility.

What changes in Sharjah
The build is the same everywhere. The utility, the approval route and the property stock are not, and those are what actually shape a quote.
Electrical supply — SEWA
Sharjah Electricity, Water and Gas Authority runs the supply here, and the connection paperwork differs from DEWA's. Three phase is common in the older villa districts and in Emirati family housing, which makes 9kW and larger heaters straightforward. Newer apartment stock in Al Nahda and Al Khan is more often single phase with limited spare board capacity, which usually points to an infrared cabin rather than a traditional one.
Approvals — Sharjah Municipality
Work inside an existing room with no structural change is normally handled with a building or community NOC. Sharjah Municipality submission is triggered by changes to drainage, new wet areas, or anything affecting the external envelope. Master communities such as Tilal City and Al Zahia have their own NOC process on top of the municipality position, and that community layer is usually the slower of the two.

Questions we get asked most
Do you charge extra to work in Sharjah?
No. Sharjah is about 25 minutes from our base in Muhaisnah, so we treat it as a home run with no mobilisation line on the quote.
Who handles the SEWA side?
We do the load assessment and specify the circuit, and we work with your electrician or ours on the connection. SEWA's process differs from DEWA's, mostly in paperwork rather than in technical requirement.
Do I need Sharjah Municipality approval?
Only if the work changes drainage, creates a new wet area, or affects the building envelope. A sauna dropped into an existing dry room usually needs a community or building NOC instead. In Tilal City and Al Zahia the community NOC is normally the longer part of the wait.
Can you build two separate rooms for men and women?
Yes, and we are asked for it more often in Sharjah than anywhere else. Two smaller cabins usually cost less than one large one plus a partition, because a single larger heater is rarely cheaper than two small ones once the electrical work is counted.
How long does a Sharjah villa installation take?
The same as Dubai — six to ten weeks for a custom sauna, eight to twelve for a tiled steam room. Community NOC timelines in the master developments can add a week or two at the front.
