Steam room installation in Dubai

A steam room is a waterproofing job with a generator attached. That framing matters, because the money and the risk both sit in the tanking rather than in the equipment. We are called out to fix other companies' steam rooms constantly, and it is almost never the generator that failed — it is water that found a route through a tile grout line into a plasterboard wall.

We build steam rooms as fully tanked wet boxes: liquid membrane over the substrate, sealed corner tapes, a fall to drain that actually falls, and a ceiling sloped so condensation runs to a wall instead of dripping on whoever is sitting below it. The generator is then sized against the room volume, the tile type and the number of people using it.

What the build involves

Tanking, and why it is most of the cost

The substrate gets a liquid-applied waterproof membrane taken 100mm up every wall and across the floor, with reinforcing tape in every corner and around every penetration. This is the layer that has to survive twenty years of daily saturation. Skipping it, or substituting a cheap acrylic paint-on product, is the single most common reason we get called to a steam room that has ruined the room next door.

The sloped ceiling

The ceiling must fall at least 3 degrees toward a wall. Steam condenses on the coldest surface, which is always the ceiling, and on a flat ceiling that condensate collects and falls in cold drips onto the bench below. A 3 degree fall sends it to a wall where it runs down harmlessly. This is a five-minute decision at framing stage that determines whether the room is pleasant or irritating for its entire life.

Generator sizing on volume, not floor area

Generators are rated in kW against cubic metres, but they also need derating for the tile — a room finished in natural stone or large-format porcelain has far more thermal mass than one in ceramic, and needs a larger unit to reach temperature in the same time. Undersizing is the most common specification error we correct. A 3 by 2 by 2.4 metre room in porcelain typically needs 9 to 12kW.

Steam head, controls and drainage

The steam head sits low, away from where anyone sits or brushes past, because the outlet plume is well above 100°C. Controls go outside the room. The floor gutter or point drain gets a trap that will not dry out between uses. Aromatherapy dosing, chromotherapy lighting and a digital control panel are all specified at this stage rather than retrofitted.

If the room already exists as a wet area with a working drain, you are at the bottom of these bands. If we are creating a wet room where none existed — new drainage, new falls, full tanking from bare blockwork — expect the top. Natural stone adds roughly 35% over porcelain, both in material and in the larger generator it forces.

Questions we get asked most

How much does a steam room cost in Dubai?

A steam shower conversion runs AED 22,000 to 45,000. A standard tiled steam room is AED 35,000 to 58,000. Natural stone finishes take that to AED 95,000, and commercial installations for hotels and gyms start around AED 95,000. Tanking and tiling account for more of that figure than the generator does.

How long does a steam room take to build?

Eight to twelve weeks. The waterproofing membrane needs curing time and the tile adhesive needs curing time, and neither can be compressed without risking a leak that costs far more to fix than the delay would have cost to avoid.

What size steam generator do I need?

It depends on room volume and tile type, not floor area. A 3 by 2 by 2.4 metre room finished in porcelain typically needs 9 to 12kW. The same room in marble needs more, because stone absorbs a great deal of heat before the air reaches temperature. We calculate this at survey.

Can I put a steam room in an apartment?

Often yes, provided the bathroom already has a drain and the building will issue an NOC. The constraints are electrical capacity for the generator and whether the building permits work affecting waterproofing. Steam shower conversions are usually approved more easily than new wet rooms.

Why does my steam room drip on me?

Almost certainly a flat ceiling. Condensation forms on the coldest surface and falls straight down. The fix is either re-forming the ceiling with a fall, or fitting a drip channel, and the first option is the only permanent one.

Do I need to soften the water?

In the UAE, yes — or at least filter it. Mains water here is hard enough to scale a generating element quickly. A softened feed plus six-monthly descaling typically doubles generator life from four or five years to eight or ten.
