A steam room contract is a waterproofing contract. Whoever builds the room carries the risk that water finds a route into the structure behind it, and that risk is worth considerably more than the price difference between doing it properly and doing it cheaply.
We take steam rooms turnkey — tanking, falls, ceiling form, tiling, generator, glass, controls and commissioning — under one contract, which means the leak liability sits with one company. Steam room builders who hand the tanking to a separate tiler and the generator to a separate plumber are handing you the risk instead.
How it works
What a turnkey steam room contract covers
Survey and drainage assessment, generator sizing against volume and finish, substrate preparation, liquid membrane tanking with taped corners and penetrations, ceiling formed to a minimum 3 degree fall, tiling, glass door and seals, generator installation and pipework, controls, water treatment, and commissioning with a full steam cycle. Documentation and warranty issued at handover.
Why the tanking decides everything
The membrane is the layer that has to survive twenty years of daily saturation. It goes on the substrate, is taken 100mm up every wall and across the floor, and is reinforced at every corner and every penetration. Substituting a cheap acrylic paint-on product for a proper liquid membrane saves a small amount and is the reason for most of the failed steam rooms we are called to inspect.
Steam room builders and the ceiling problem
A flat ceiling in a steam room drips cold condensate on whoever is sitting below. The fix is a fall of at least 3 degrees toward a wall, decided at framing stage and costing nothing to specify. Builders who have not done many steam rooms miss it, and retro-forming a ceiling in a finished tiled room is a demolition job.
Working under a main contractor
On larger fit-outs we take the steam package as a defined scope, coordinate with the main contractor's programme, and hand back a commissioned room with our own warranty on the waterproofing. Main contractors generally welcome this, because the wet package is the one they least want to carry themselves.

When we are called to a failed steam room, it is almost never the equipment. It is a tanking detail at a corner, a threshold or a penetration — and by then the repair costs several times what doing it once properly would have.
Questions we get asked most
What is the difference between a steam room contractor and a steam room builder?
They describe the same role. What actually differs between companies is whether the tanking, the generator and the commissioning sit inside one contract or get split between trades. Split scope is where leaks come from.
Do you carry the leak liability?
Yes, on turnkey contracts. The waterproofing is our workmanship and it is covered by our two year warranty. That is the main reason clients choose turnkey over supply-only for steam.
How long does a steam room take to build?
Eight to twelve weeks. The membrane needs curing time and the tile adhesive needs curing time, and compressing either is how leaks get built in.
Can you fix a steam room built by someone else?
Yes, and we do a lot of it. Damp on the far side of a steam room wall is a tanking failure, and we trace it to the actual detail rather than resealing the visible grout and hoping.
Do you work under a main contractor?
Regularly. We take the steam package as a defined scope with our own programme and warranty, which is usually the package a main contractor least wants to carry.
Do you give a fixed price?
Yes, after the survey. It only changes on a written variation for a scope change or something genuinely unforeseeable behind a wall.
