Sauna maintenance and repair in Dubai
Saunas are simple machines, which is why they get neglected until something stops working. The failures we attend are almost all preventable: stones that fractured and packed down years ago, a heater element that has been fighting restricted airflow ever since, benches soaked in body oil that were never sanded, and a vapour barrier quietly holding moisture where nobody can see it.
We service saunas regardless of who installed them. A large share of our maintenance work is on cabins built by other companies, including several that are no longer trading.
What the build involves
What an annual service covers
Heater element and contactor check, control and limiter test, stone inspection and restacking or replacement, bench and backrest inspection, wall and ceiling timber check for moisture or movement, door seal and hinge adjustment, ventilation check, and a full heat cycle with temperature verified at both bench heights. You get a written report noting anything that will need attention in the next twelve months.
Stone replacement
The most-skipped and most-valuable item. Stones fracture, pack down and restrict airflow through the element, which makes the heater run hotter and longer than it should. Replaced every one to two years domestically and annually in commercial use, this single job meaningfully extends heater life.
Bench refinishing
Bench timber absorbs body oils and darkens. Left long enough it becomes permanent and the boards have to be replaced. Caught in time, a sand back to clean timber restores them completely. We do not seal or varnish sauna benches — coatings blister at 90°C and trap moisture underneath.
Repairs we handle most
Heater elements and contactors, failed controls and limiters, door glass and seals, hinge and latch replacement, bench and backrest boards, lighting, and ventilation corrections. Where a cabin has water damage behind the cladding we will open a section and give you an honest assessment rather than cladding over it.

Callout and diagnosis is charged once and credited against any repair carried out on the same visit. AMC pricing depends on cabin count, usage level and location — a hotel with four cabins in one building is cheaper per cabin than four sites across three emirates.

On a commercial cabin the maths is simple. An annual service costs less than a single element replacement, and unserviced elements fail roughly twice as often.

Questions we get asked most
How often should a sauna be serviced?
Annually for home use. Every six months for gyms and hotels, quarterly where usage is heavy. The interval is driven by hours of operation rather than age.
How much does sauna servicing cost in Dubai?
A domestic annual service is AED 850 to 1,600. With stone replacement, AED 1,400 to 2,600. Heater element replacement including parts runs AED 1,800 to 5,500. Commercial AMC contracts are AED 4,500 to 12,000 per cabin per year.
Do you repair saunas installed by other companies?
Yes, and that is most of our maintenance work. We hold parts for Harvia, Tylö, Sawo, EOS and Helo, and we have taken on cabins whose original installers are no longer trading.
My sauna does not get hot enough — what is wrong?
In order of likelihood: packed or fractured stones restricting airflow, a failed element in a multi-element heater, a control or limiter fault, or a ventilation problem causing the room to stratify. All four are diagnosable in one visit.
Can bench timber be restored or does it need replacing?
If caught before the oil penetrates deeply, sanding back restores it completely. Left several years, replacement is the only option. Never varnish or seal sauna benches — coatings blister at operating temperature and trap moisture in the timber.
Do you offer maintenance contracts for hotels and gyms?
Yes. AMC contracts cover scheduled visits, priority callout response and parts at contract rates. Pricing depends on cabin count, usage and how many sites are involved.
