Sauna projects fail at the joints between trades, where the carpenter assumes the electrician will handle the isolator, the electrician assumes the carpenter left an access route, and the client discovers neither happened at commissioning. Why sauna builders are not just joiners
The carpentry in a sauna is straightforward. What is not straightforward is the physics — vapour barrier continuity, ventilation air-change rates, heater sizing against volume and glass area, and bench timber that will not burn skin at 90°C. A good joinery company can build a beautiful cabin that never works properly, and we are called to fix exactly that fairly often.
Fixed price, and what would change it
The quote following the site survey is fixed. It moves only if you change the scope, or if something is found behind a wall that could not reasonably have been seen at survey — and in that case you get a written variation with a price before any work continues, not a surprise at the end.
Working alongside your main contractor
On villa renovations and fit-outs we frequently work as a specialist subcontractor under a main contractor. We take the sauna package as a defined scope with our own programme, coordinate first fix with their electrician, and hand back a commissioned room. Main contractors generally prefer this to trying to build it themselves.

What is the difference between a sauna contractor and a sauna builder?
Nothing meaningful — they are the same role described two ways, and both mean a company that builds the room rather than only supplying the parts. What matters is whether they carry the electrical and commissioning scope, or hand it to someone else at the point where problems usually start.
Do you give a fixed price?
Yes, following the site survey. It changes only if you change the scope, or if something genuinely unforeseeable is found behind a wall — and then only with a written variation priced in advance.
How quickly can you survey?

Do you work as a subcontractor to a main contractor?

Do you handle NOC and approvals?
We prepare the developer or building NOC pack, and the municipality submission where the scope requires it. Most internal villa work needs the NOC only.
What warranty do you give?
Two years on workmanship, plus the manufacturer's warranty on the heater and controls. That is the practical advantage of turnkey — one warranty covering the room rather than separate cover on parts.
