Descaling a steam generator in UAE hard water
This is the single highest-value maintenance item in this entire industry, and almost nobody does it. A steam generator descaled twice a year lasts eight to ten years. The same unit never descaled typically fails somewhere in year three.
That is not a service contract pitch. It is what UAE mains water does to a heating element, and it is the reason most of our steam callouts exist.
Why UAE water is the problem
Mains supply here carries a high dissolved mineral load. Boiling water concentrates those minerals, and they deposit on the hottest surface in the tank, which is the heating element.
The coating acts as insulation in exactly the wrong place. The element has to run hotter to push the same heat into the water, and running hotter accelerates its own failure. It is a loop that only gets faster.
How often
Every six months for domestic use. Quarterly for hotel, gym and spa rooms, or anywhere the room runs most of the day.
If your generator has never been descaled and it is more than two years old, book it now rather than waiting for the next interval. The first descale on a neglected unit often reveals whether you are looking at a service or a replacement.
What a descale actually involves
Isolate power and water. Drain the tank fully. Open the inspection cover.
Chemically descale the element and internal surfaces with a product appropriate to stainless steel — not household descaler, which can attack seals and fittings.
Inspect the element for pitting, the seals for perishing, the water level probes for coating, and the flush valve for seating properly.
Flush thoroughly, refill, and run a full steam cycle to verify output and check for leaks at every disturbed joint.
Two to four hours in total for a domestic unit. AED 1,200 to 2,200 including the visit.
The auto-flush valve deserves separate attention
Most generators flush the tank automatically after each session, and that feature is doing more work than the descaling schedule is. A tank left standing full of hot mineral-laden water between sessions scales several times faster than one that empties.
When a flush valve seizes, nothing obvious happens — the room still works. Scaling simply accelerates in the background until the element fails. This is why a service should always check that the flush is functioning, not just clean what has already deposited.
Is a water softener worth it
Yes, and it is the best money in this category. A softener on the generator feed roughly doubles element life, and it costs a small fraction of a replacement generator.
Fit it at installation if you are building now. Retrofit it if your generator has already failed early — replacing the unit onto the same untreated supply just restarts the clock.
A softener does not remove the need for descaling. It extends the interval and reduces how much has to be removed each time.
What neglect actually costs
Ten years of six-monthly descaling at domestic rates is roughly AED 24,000 to 44,000 across twenty visits, and the generator survives it.
Skipping it saves that and costs a replacement generator at AED 9,000 to 28,000 every three years or so, plus the disruption and the downtime, plus whatever else fails alongside the element.
Put another way: descaling is not the expensive option. It only looks like it because the cost is visible.
Signs you have left it too long
Longer warm-up than the room used to need.
Steam output weakening over a session rather than holding.
A rattling or knocking sound from the unit as it heats.
Any fault code relating to temperature or water level.
Any of those means book a service now rather than at the next scheduled interval.
