Sauna and steam rooms for Dubai hotels, gyms and clinics
A hotel sauna is not a domestic sauna scaled up. It runs twelve to sixteen hours a day rather than forty minutes, it sees hundreds of users a week, and the failure of one room costs a facility real money in guest complaints.
Everything about the specification changes accordingly — heater duty, generator capacity, drainage, finishes and above all the maintenance regime.
Duty cycle changes the equipment
A domestic heater cycles a few times a week. A hotel heater runs continuously through the operating day, so elements and contactors are consumables on a much shorter cycle.
We specify commercial-rated units with higher duty cycles rather than domestic units of the same kW rating. They cost more up front and considerably less over five years, because the alternative is replacing domestic elements two or three times as often.
Steam generators for continuous use
Commercial steam rooms need generators sized for back-to-back sessions rather than one warm-up, which usually means 15 to 30kW and often a duplex arrangement — two units alternating so the facility is never fully down when one is serviced.
Water treatment stops being a recommendation and becomes essential. A commercial generator on untreated UAE mains water will not last.
Finishes that survive throughput
Bench timber in commercial cabins takes far more body oil and needs a harder-wearing specification and a more frequent refinishing cycle.
Steam room tiling needs slip ratings appropriate to a wet public area and grout specified for constant saturation and frequent chemical cleaning.
Glass needs commercial-grade ironmongery. Domestic hinges do not survive several hundred door cycles a day.
Drainage and hygiene
Commercial steam rooms need drainage sized for cleaning regimes as well as condensate, with traps that will not dry out overnight and that housekeeping can actually clear.
Floors need a fall that works when the room is being hosed down, not just when it is condensing. This is a design decision rather than a fix.
Compliance and documentation
Hotels and gyms need documentation domestic clients never ask for: equipment certification, electrical test certificates, commissioning records with verified temperatures, and a written maintenance schedule for the operations file.
Emergency provisions matter more too — occupancy timeouts, door interlocks where required, clearly visible controls and signage. We build these in rather than adding them after an inspection.
The AMC is the real decision
For a commercial facility the maintenance contract matters more than the build price, because downtime is what actually costs you.
Commercial saunas want servicing every six months, quarterly under heavy use. Commercial steam rooms want descaling quarterly. AMC contracts run AED 4,500 to 12,000 per sauna cabin per year and AED 6,000 to 18,000 per steam room, with priority response and parts at contract rates.
A hotel with four cabins in one building is considerably cheaper per cabin than four sites across three emirates, so worth consolidating where you can.
Budget ranges
Commercial sauna cabin, eight or more people: AED 95,000 to 180,000.
Commercial steam room: AED 95,000 to 220,000.
Spa or hotel hammam: AED 220,000 to 300,000 and upward.
Commercial cold plunge: AED 95,000 to 180,000.
