Sauna steam room installation cost in Dubai, itemised
Almost nobody in this market publishes a number, which makes it impossible to budget and impossible to tell whether a quote is reasonable. So here are ours, broken down by room type, with the things that actually move them.
These are installed prices: materials, labour, electrical second fix and commissioning. They are ranges rather than fixed figures because room size and existing condition genuinely change the answer.
Sauna prices
Pre-built modular cabin, 2 to 3 person: AED 18,000 to 32,000. Two to four weeks.
Infrared cabin, 1 to 3 person: AED 15,000 to 38,000. Two to three weeks.
Custom Finnish sauna, 2 person: AED 32,000 to 48,000. Five to seven weeks.
Custom Finnish sauna, 4 person: AED 45,000 to 72,000. Six to ten weeks.
Custom 6 person with glass front: AED 68,000 to 95,000. Eight to twelve weeks.
Outdoor garden cabin, 4 to 6 person: AED 62,000 to 95,000. Ten to twelve weeks.
Steam and wet room prices
Steam shower conversion: AED 22,000 to 45,000. Four to six weeks.
Tiled steam room in porcelain, 2 to 4 person: AED 35,000 to 58,000. Eight to ten weeks.
Steam room in natural stone: AED 58,000 to 95,000. Ten to fourteen weeks.
Moroccan bath room: AED 55,000 to 140,000. Ten to sixteen weeks.
Turkish hammam with heated marble: AED 90,000 to 300,000. Twelve to twenty weeks.
Cold plunge pool: AED 28,000 to 110,000. Six to fourteen weeks.
The four things that move a quote most
Whether the space is already a wet area. This is the single biggest variable in any steam room quote. An existing bathroom with a working drain and full-height tanking sits at the bottom of the band. Creating drainage and falls in a dry room can add AED 15,000 to 25,000 on its own.
Heater or generator rating. Driven by volume and, for steam, by tile type. Natural stone can push a generator two sizes up over ceramic for the same room.
Glass. A full-height sauna front adds AED 8,000 to 15,000 and forces a larger heater, because glass loses heat far faster than an insulated wall.
Distribution board capacity. If there is no spare way for a dedicated circuit, an upgrade can add AED 6,000 to 15,000 before any sauna work starts.
What a proper quote should contain
A quote you can actually judge is broken into materials, labour, electrical and commissioning as separate lines. If you receive a single figure with no breakdown, you cannot compare it with anything and you cannot tell what has been left out.
It should also name: the heater or generator make and rating, the cladding or tile specification, the waterproofing system for wet rooms, the ventilation provision, whether commissioning and a heat or steam test are included, and the workmanship warranty period.
For work outside Dubai, mobilisation should be its own line rather than absorbed into the rate.
What is usually excluded, and should be stated
Distribution board upgrades. Municipality or developer NOC fees. Making good decorations in adjacent rooms. Water softener on a steam generator feed. Structural assessment for rooftop installations.
None of those are unreasonable exclusions. What is unreasonable is not listing them, so they surface as variations later.
Why the cheapest quote is usually the most expensive
The savings available in this category are almost all in places you cannot see. Stapling a vapour barrier instead of taping it. Substituting a painted-on acrylic for a liquid waterproof membrane. Pouring a flat steam room ceiling instead of forming a fall. Sizing a generator on floor area.
Each of those saves a few thousand dirhams at build and costs a great deal more to correct. We are called out to fix exactly these, and the repair invariably costs more than the difference between the two original quotes.
